When the current doom and gloom economic forecasts arrive, there’s one thing that’s always there. A silver lining. The silver lining now is that there are many properties facing foreclosure that the banks must liquidate in a market that will force them to sell below a fair price. You see while you can lose your shirt by buying the wrong property in this market, buying the right one can turn huge profit. The trick is to buy while the properties are low and sell them once the prices recover. While it may take a while for the prices to fully recover, you may not need to wait that long. For example, if you manage to find a good property and buy it after foreclosure for 50%-60% of its value and you can turn around and sell it in the next 3-4 weeks for 80% of its cost, you can make money. If you can hold long enough for it to regain 100% or more of its value then you can really end up rolling in dough.
The fundamentals are nothing new. Buy low, sell high. But there are lots of other issues to consider such as what properties you should be looking for, how to finance the operation and many more.
